Initial Estimate and Timeline

Initial Estimate and Timeline Review project Designs and or Scope and  estimate Layout pre-construction milestones

Pre-Design Meeting

Pre-Design Meeting Collaborate with design and engineering team Participate in a collaborative design charette to map out a concept/bubble diagram of spaces and flows

Design Agreement and Or Construction Agreement with one of our already designed and priced  Homes for your lot.

Design Agreement Authorize the team to proceed to the design phase. If a Quick design is accepted then a Contract is assembled an Exhibit of inclusions and finishes is drafted to define level of finish and a move straight forward into Permitting

Preliminary Design

Preliminary Design Focus on first floor

Sketch out front elevation

Provide updated cost estimate

Blocked-Out Drawings

Blocked-Out Drawings Confirm flow and relationship between spaces

Create plans for second floor and lower level

Develop elevation drawings for all faces of the building

Begin initial cabinet drawings

Complete the site development plan

Construction Drawings

Construction Drawings Add structural engineering elements (Permit ready for contract sign up)

Determine exterior materials and details Lift 1 selections

Select Cabinets  interior appliances, fixtures and finishes  Lift 2 selections

Bidding & Contracts

Bidding & Contracts Request competitive bids from qualified contractors for all work

Calculate final costs and Budget

Consider ways to optimize the budget based on real numbers

Permitting

Permitting H.O.A. and D.R.C. Committee submittals and acceptance then Submit all project documents to permitting body

Respond to all comments and provide additional documentation as required

Site Work

Site Work Remove trees and prepare site

Install protective fencing

Perform demolition

Prep for sewer, water and storm management

Install septic system or well

Prepare for gas and electric

Rough and final grading

Permit Issued Release All Pos All Selections are Complete (Lift 3 and 4 in a Planned perfect scenario)

Construction Start Dig and begin Home and or remodel project
